RIBA Stage 4

+ Detailed Design process

At this stage, detailed drawings will be produced to finalise all elements of the design. They will indicate key junctions, structural design, services including electrical layouts, and how the floors, walls and roof will be constructed.

+ Building Regulations Application

A separate set of drawings will be issued to the Approved Inspector. These drawings will have specific information that is required to highlight the project's compliance with building control.

+ Issue Party Wall Notices

If necessary, we will liaise with a party wall surveyor to ensure that the appropriate party wall notices are served to your neighbours in accordance with the work described on the detailed drawings.

+ Interior Design development

We are able to produce a full interior design package for your project. This might include kitchen design, bespoke joinery and fitted furniture, lighting specifications, finishes and soft furnishings.

+ Selection of A Building Contract

If required, we will advise on a suitable procurement route and building contract for you project.

+ Preparation of Tender Documents

The Tender Package is an extensive set of drawings and specification documents that enable the project to be priced as accurately as possible by the cost consultants and prospective contractors.

+ Invitation of Contractors to Tender

If required, we can manage the tendering process. This involves sending the Tender Package to a selection of contractors. A specified period of time is allowed for them to review and quote for the work.
